Some of what we build on Propertyware
Call notes on the right record
We summarize every call on the matching tenant, owner or unit record.
Work orders from calls, email and texts
We turn calls, emails and texts into draft work orders with the details your vendors need.
Owner updates
We draft monthly owner summaries for a manager to review and send.
Follow up tracking
When someone on your team promises a callback or a visit, we turn it into a dated task.
Team dashboards
A dashboard shows open requests by manager and property, refreshed from your records as often as your plan allows.
Answers for your staff
New staff get answers from your own policies and procedures.
Propertyware is residential property management software built for single family portfolios, and it is a RealPage company. Single family work spreads out: every house has its own owner, its own vendors and its own drive time, so a manager spends much of the day relaying messages between people who are never in the same place. Sastre builds AI workflows that carry those messages into and out of Propertyware, with your team approving each one.
API access on Propertyware is sold separately. Its pricing page offers an Enterprise and API add on that can be attached to any of its packages and is billed per unit, so whether we connect directly depends on whether your account carries it. With the add on, approved work orders, notes and owner messages post straight into Propertyware. Without it, we build from the reports your team exports and from browser steps your team approves, and your staff key in each approved draft.
Single family portfolios create seams of their own. A move out needs an inspection, a cleaner and a lockbox code; a repair needs the owner’s approval above a set amount; and an owner who holds one house still expects to hear about it every month. Those steps live in texts, email threads and calendars long before they reach Propertyware.
For single family managers on Propertyware, we build workflows like these:
When a resident gives notice, the move out checklist opens and inspection and cleaning bookings are drafted for your team.
Repair requests above each owner’s approval limit are drafted into an email to that owner, and the reply is filed to the work order.
Maintenance requests from calls and texts are drafted into work orders with the property, the issue and any photos attached.
Each owner gets a monthly update on their house, drafted from the statement and open work orders and approved by a manager.
Vendor updates are matched to the right work order, and stalled jobs are flagged for your coordinator.
Showings, applications and leasing decisions remain with your staff, and AI takes no part in choosing residents or setting rents. Every workflow action lands in an action log your company owns, and the monthly report shows what ran and what your team approved.
For a financial services firm, we built a connector that delivers a finished AI written monthly report by email, with every run and delivery logged and a dashboard of reports and recipients. Monthly owner updates for single family portfolios follow the same pattern.
Some tools we connect to Propertyware
Questions about Propertyware and AI
Do we need Propertyware’s API add on?
The add on gives the most direct connection, since approved changes can then post straight into Propertyware. Without it we work from exports and approved browser steps, and the workflow map shows what each route covers before you decide.
Can owners approve repairs by email?
Yes, a repair above the owner’s limit is drafted into an approval email with the quote and photos attached. The owner’s reply is filed to the work order, and your team sees the decision in the log.
Does AI choose residents or set rents?
No, showings, applications, screening and rent pricing stay with your staff. Our workflows handle the scheduling, messages and records around them.
How is owner and resident data protected?
Each workflow gets only the access its steps need, and your team can revoke it whenever it chooses. Owner and resident data stays out of model training under our providers’ business terms, the log shows every action, and we delete the client data we hold 30 days after the engagement ends.
What does a Propertyware project cost?
We start with a free working session of about an hour on one workflow, such as move outs or owner approvals. The workflow map that follows ends in a fixed quote for the build, with its fee credited to that build.
